The key for any successful removal is planning and organizing or using a moving home checklist and guide just like this one. This guide on selling your home & preparing for house removals in Desford will help to ensure you make the right choices and do right tasks at the right times when moving to your new home.
How To plan Prepare and Organise Your Home Move in Desford
Here are some helpful tips to help removal day go more smoothly
Think about what furniture, belongings and items you would like to take to the new home. You will need to know exactly which items you will be taking to the new home. This will avoid the removal men loading items and furniture you don’t want to take with you to the new home. This will make it easy for you and your removal companies when they come to survey the furniture and home.
Arrange a free of charge home survey – When moving home it is vital your removals company completes a home survey before providing you with a removals quote. This will ensure you receive a fair and accurate quote for the items you are moving.
Get 3 quotes from removal companies and Compare – Arrange a house removals company that will provide a free of charge home survey and quotation. Get your quotes at least for weeks in advance to avoid and delays.
Book your quote and ensure it includes all the removal services you require – Once you have received your removal quotes compare the moving costs and services before making your choice. Once happy book with the moving firm that will offer all services and the at the best price. Remember the cheapest price may not always be the best.
Contact and notify utility suppliers that you will be moving home – Before you move home contact all providers notifying them of your change in circumstance, this will ensure there are no delays when it comes to connecting water, gas or electric to your new home. It may be a good idea to do this 3 weeks before you actually move. The list of providers you may need to contact include:
- Water, gas and electric
- schools colleges and universities
- Phone, tv and broadband
- Banks, building societies and accountants
- DVLA, Royal Mail, Inland Revenue
- Doctors, dentist, options and vets
- Send friends and family moving home cards
If possible try to avoid moving on Fridays – Fridays are the days of the week removal companies are the busiest. Try speaking with your estate agents and solicitor to see if you can move during the week-end or between Monday and Thursday.
Gather and label all house keys and provide them to the new home owner. This will make thing easier for when the new home owner arrives and wants to open windows or garage doors.
If moving with children let them get involved in the moving process. Let them pack their own bedroom belongings into boxes that they have decorated themselves. Children can feel left out when moving home so do your best to involve them and discuss any concerns they may have.
Avoid becoming a victim of identity fraud when moving home. Arrange for all documentation, parcels and mail to be redirected to the new home address 3 weeks before moving house, be sure no letters with personal details are left behind.
Take meter readings before you close up and leave – Taking your meter readings and providing them to your supplier will help to avoid you being charged or billed for heating, water or gas that you have not used.

by MnM | Nov 14, 2016 | Moving Advice, Moving Home Cost, Removals Nottingham |
Purchasing a new home is the greatest expense most people will face in their lifetime. When considering the true cost of buying a house in Nottingham the following should be considered: Stamp Duty Land Tax, legal fees, estate agent fees, mortgage arrangement fees (in applicable situations), removals and surveys. Some people have even claimed that the costs involved in moving depress house sales as a whole.
[icon icon=”info” size=”small” style=”simple” shape=”inherit” text_color=”#000000″ bg_color=”#f48a00″]Stamp Duty Land Tax
Stamp Duty Land Tax is usually payable by the buyer of a property as a certain percentage of the asked purchase price. The calculation used in defining amount of the Stamp Duty Land Tax is simple percentage which is above certain thresholds and as such it increases on the whole purchase
price. In other words, the tax on a purchase amount of £250,001 is 3% which is £7500.03, but the tax calculation far a purchase of the total
£250,000 is 1% in the amount of £2500.
Some of the people claim that SDLT distorts or depresses the whole housing market due the its natural sharp increases, which happen above certain thresholds. This is sometimes referred to as the “slab” system. Some campaigners, like Taxpayers Alliance and Stamp Duty Reform UK joined forces and argued for a progressive tax; a kind of house moving tax that should be based on additional tax bands.

[icon icon=”info” size=”small” style=”simple” shape=”inherit” text_color=”#000000″ bg_color=”#f48a00″]Legal Fees
Legal or fees also known as conveyancing fees are reported to vary greatly in the UK according to the value of the property itself and also with the service cost provided. In some cases, the most trustworthy reports are showing that the legal fees for the UK market range from £250 to £1300.
These costs are also even bigger if someone is both buying and selling the market.

[icon icon=”info” size=”small” style=”simple” shape=”inherit” text_color=”#000000″ bg_color=”#f48a00″]Estate Agent Fees
Although these reports also have large discrepancies in 2011, United Kingdom’s Which? magazine discovered that the national average estate agents fees are suspected to be 1.8%,although in most cases these fees vary widely.
[divider icon=”” style=”none”]
[icon icon=”info” size=”small” style=”simple” shape=”inherit” text_color=”#000000″ bg_color=”#f48a00″]Mortgage Arrangement Fees
When it comes to mortgage arrangement fees for the United Kingdom house market then it is hard to make an estimate based solely on presumption of the house value and other factors. However, some of the recent sources states that the average mortgage arrangement fee to be close to the amount of £1522.
[divider icon=”” style=”none”]
[icon icon=”info” size=”small” style=”simple” shape=”inherit” text_color=”#000000″ bg_color=”#f48a00″]Removals and Surveys
In the case of removals and surveys it is hard to predict the general cost but some estimates can be made if calculations are based on the subject of quantity of furniture and other possessions in accordance to traveling distance. Most likely these cost will range anywhere from £500 for a short distance move (two-bed house), or even over several thousand pounds for a long distance move for a larger house. Usual house removal costs are somewhere in the range from around £100 up to £1000. For expensive or very large properties this cost might be even higher.

If your home is due to go on to the property market follow these 13 helpful steps
Arrange for your front and back garden to be transformed – Good landscaping will make a huge difference offering a nice feel to the way potential home-buyers will see and view the property.
[divider icon=”” style=”none”]
Paint or change the front & back doors to the property. The front door can say a lot about a home, if your front door is dated try giving it a nice coat of paint or replace for a new modern front door. Two plants on either side of the front door with lights above can be an excellent feature to give the front of your home that wow factor feel.
[divider icon=”” style=”none”]
The hall way and entrance to the property is very important when showing your home to potential buyers. The hall way and entrance is the first steps the potential buyer will make when entering your home. As we all know first impressions can create a great impact, which is why it is extremely important your hall ways and entrances are worm, cosy, uncluttered and inviting.
[divider icon=”” style=”none”]
Decorate or redesign your entire home – When designing your home its is always best to go with very light, neutral and airy colors that will appeal to the potential home-buyer. Look at every new home being built, the builders always use the same light neutral colors that you can easily change or add your own personal style too. This helps when it comes to selling the property. Take a look at some new build complexes in your area to get some great ideas and inspiration for your home.
[divider icon=”” style=”none”]
De-clutter and get rid of old items and furniture that make the house look cluttered – Organize a house clearance company to take away old, tatty and worn-out furniture, this will create valuable space making your home and rooms look and feel much bigger.
[divider icon=”” style=”none”]
Up-date your bathroom and kitchen utensils – This can be costly, but at the same time if done to a perfect standard will help increase the asking price of the property. Not only that many people moving home would love a home with a new kitchen and bathroom, meaning you would have more of a chance of securing a guaranteed sale. When designing your kitchen and bathroom don’t choose dark colors, stick to the light and neutral color scheme.
[divider icon=”” style=”none”]
[divider icon=”” style=”none”]
Fix all fixtures, fittings, lose cupboards and squeaking doors – Make sure all doors in the house open and close properly, oil and grease doors that squeak and fix cupboards that have a door missing or lose hinges. You want to feel 110% confident when showing your home to potential buyers.
[divider icon=”” style=”none”]
Change the carpets and flooring if required – If the carpet in your home is old-fashioned and not in the best of conditions, have these replaced immediately. Fresh carpets in all rooms can make your home look and feel brand new, especially if the walls and ceilings have all been freshly painted and decorated.
[divider icon=”” style=”none”]
Keep pets away when showing your home to potential buyers – Some people love pets, some people hate them, some are allergic to them, to avoid disappointment arrange for friends or family to look after them until the viewings are over.
[divider icon=”” style=”none”]
Hide awkward smells that may put the buyer off buying – If you do keep pets at home or smoke inside the house, be sure to eliminate these odors before the buyers arrive. That means have the pets dropped off or picked up early 3 -4 hours before the buyer arrive. Keep pets off the sofas and out of the bedrooms and smoke out side the house. You can buy all types of air fresheners and plugins that will give off a wonderful aroma for each room in the house.
[divider icon=”” style=”none”]
Keep receipts, files and documents of all building work and renovation work completed on the property. With these certificates you can pass them onto the new home buyer, so they can see the history and the all the hard work you have done and all the money you have spent on the property till this point. Providing them with this information shows that you have cared for and looked after your home over the years.
[divider icon=”” style=”none”]
Keep the layout of your rooms simple. When placing the furniture around your home it is best to keep it as simple as possible. In the bedroom place a bed, two beside-tables, a mirror and may be a small stylish chair, this will make the room look bigger and feel clutter free. The last thing you need when showing the property to buyers is bulky wardrobes in the room taking up the whole wall and half of the floor space, keep it simple. Hide shoes and clothing as this acts as clutter to the eyes of the buyer.
[divider icon=”” style=”none”]
Place finishing touches around the house to give it that wow factor – Place fresh flowers, pictures and candles in various rooms around the home, this will create a pleasant smell along with a warm and homely feeling.

A practical guide on how to pack the contents of your home
How to pack a house for removals in South Normanton, Derbyshire is a very common question. Pre planning and organizing are the key to any successful house removal. Many house removal companies offer a professional home packing service, however if you decide to complete your own home packing our helpful guide below will help to make the task a lot less stressful and time consuming.
[tab_title]Living Room[/tab_title]
[tab_content]
As we tend to spend most of our time in the living room, packing its contents can be a stressful and time consuming task depending on the amount of books, cd’s , ornaments and other furniture you have to pack.
Electrical Items
- When possible always use original boxes
- Unplug all leads and cables
- Allow the appliances to cool down
- Use bubble wrap or pillows to cushion the spaces in the box
[divider icon=”” style=”simple”]
Furniture
- Detach / dismantle any possible items
- Make sure that all draws are emptied
- Tape down all doors and loose draws
- Ensure all corners and edges are protected
- Bubble wrap all items, use blankets also if needed
[divider icon=”” style=”simple”]
Sofas
The main aim when packing a sofa is to protect the fabric and upholstery from ripping, getting water damaged and protecting it from dust or other items you will be taking. As you can’t put your sofa in a box it is best to wrap the sofa in something soft but protecting. You can purchase specialist sofa covers / bags, alternatively you can use bubble / shrink wrap to cover the whole sofa.
Ornaments
- Lay each ornament face down onto bubble / foam wrap
- Wrap each ornament as you would a Xmas present
- Place each ornament into boxes using bubble wrap to cushion the gaps
- Secure each box with tape and label fragile
[divider icon=”” style=”simple”]
Books / Dvd’s
- Use small strong boxes for books
- Pack similar sized books together
- Pack books flat or with the spine facing down
- Wrap valuable books individually
- Use medium boxes for dvd’s & cd’s
[divider icon=”” style=”simple”]
Photos / Pictures
The most fragile of your items in your lounge will most probably be your glass framed pictures, photos and mirrors. Pictures and photos from your lounge can be very special and hold lots of sentimental value which is why packing them correctly to avoid cracking any glass or scratching any canvas is an important task.
- Select a box bigger than the pictures you are packing.
- Lay each picture face down onto bubble wrap.
- Wrap the picture and secure with some tape.
[divider icon=”” style=”simple”]

[tab_title]Kitchen[/tab_title]
[tab_content]
When it comes to packing the kitchen it can be difficult to know where to start. With all of the cupboards, draws and pantries it can seem like a daunting task.
Essentials box
Put aside the things you’ll need for your last two days in your current home and for the first two days in your new home, including dishes, cutlery, food items, appliances (coffee maker/toaster), dishtowel, dishcloth, cleaner, soap, etc.
[divider icon=”” style=”simple”]
Draws / Shelves
Start with the messiest drawer. Get rid of extra items or items you no longer use. Rule of thumb: if you haven’t used it in the last 6 months, don’t move it. Pack the cutlery drawer, keeping only one set per family member. These sets will be kept in your essentials box
[divider icon=”” style=”simple”]
Pans / Dishes
Take your time with this step, ensuring items are packed well. This is also the time to pack plates and bowls and any odds and ends.Keep at least one all-purpose pot for your essentials box. pack the rest, including lids and crockery.
[divider icon=”” style=”simple”]
Prepare Appliances
Make sure you properly prepare large appliances. This should be done at least 24 hours in advance. Improper preparation can lead to gas leaks, broken parts and appliances that won’t work. Read the manuals, and if you’re unsure of how to prepare them, call a professional.
[divider icon=”” style=”simple”]
Pack Glasses
Packing glasses will probably be the most time consuming task especially if you own champagne or long stemmed wine glasses. Start by filling the the glass with bubble wrap or old newspapers. Lay each glass separately onto a sheet of bubble wrap and wrap the glass as you would a christmas present, pay close attention to the stem. Secure all bubble wrap with tape before placing into a small or medium sized box. Used bubble wrap or newspaper to fill any gaps in the box. Once full clearly label the as fragile.
[/tab_content]
[tab_title]Bedrooms[/tab_title]
[tab_content]
The bedroom is usually the room that contains most of our personal possessions. That is why it is important to carefully pack this room and label all boxes clearly.
Beds / Furniture
All beds and bedroom furniture should be taken down and fully dismantled. All pieces should then be wrapped individually in bubble or foam wrap. This will protect against scratching and chipping during loading and transit. Ensure all bolts and screws are kept in a safe place. A good idea is to place them in small plastic bags and tape them to the corresponding item, this will save a lot of time when it comes to re assembling the items.
[divider icon=”” style=”simple”]
Clothing
Start by packing clothes that you do not often wear. If it is winter pack summer clothes and vice versa. Remember to leave yourself enough clothes until moving day along with work clothes and school uniforms.
- If you have suitcases use them for the clothes
- Any formal / dress wear should be hung in wardrobe boxes
- All other clothing can be packed into large removal boxes
[divider icon=”” style=”simple”]
Footwear
Start by pairing all shoes, if any of your shoes are dirty it may be a good idea to clean them before placing them into medium or large removal boxes. If you have the original boxes for your shoes these should always be used before being placed into larger removal boxes.
[divider icon=”” style=”simple”]
Electrical Items
Any hairdryers, straighteners or curling tongs etc should be placed in their original boxes whenever possible. If you do not have the original boxes, ensure that the item has fully cooled down before wrapping it inside a towel and placing into a small house removal box. Tv’s, dvd players and stereos should also be allowed to cool before being wrapped in bubble wrap and placed into the correct sized boxes.
[divider icon=”” style=”simple”]
Jewelry
The last thing you want is to be left with a load of un paired earrings, knotted necklaces and broken clasps. Following our advice will help protect your jewelry during your house removal.
- Small clear, zip-close plastic bags are ideal for separating pieces of Jewelry you can then put them into a larger bag.
- Use safety pins to poke holes into pieces of card and stick your earrings through them. You can then wrap the card in bubble wrap or place them into the small plastics bags to keep them from snagging on anything else.
- To prevent chains from tangling up slip them through a drinking straw and close the clasp. Straws can be cut down to size if required.
- Pill boxes are also and ideal and cheap solution to pack jewelry. With the individual built-in compartments being ideal for stud earrings, necklaces and rings.
- For your most precious items of jewelry you can purchase specialist roll up travel bags that are designed specifically for jewelry. They lay flat when open and roll up small when closed.
On the day of your move it is always advisable to keep your jewelry in your carry bag and take it in the car with you.

[tab_title]Bathroom[/tab_title]
[tab_content]
I don’t know about you, but my bathroom cabinets are filled with bottles, jars and canisters of things that we rarely use, but which we don’t dispose of because we might need them in the future. If this is the case with your bathroom, start packing with the back of your cabinets, including under the sink.
Bathroom Cabinets
When packing the bathroom cabinets try to be ruthless, do not pack half empty jars and bottles as this will only take up extra room and has the possibility of leaking during the move.
- Use small boxes when packing the contents of your cabinets
- Always pack toiletries and medicines separately
- Glass jars should be packed upright and bubble wrapped
- All small items should be placed into jiffy bags
- Towels can be placed into medium or large removal boxes
[divider icon=”” style=”simple”]
Medicine
If you’re like most of us, you’ll have some pill bottles or medicines that have been forgotten, so you’ll need to carefully go through these items one by one to determine if they should be kept or disposed of. Remember, that medicine should not be kept if:
- The label cannot be read or is missing completely.
- The color, appearance, smell or consistency has changed.
- It’s past its expiry date.
- The medicine causes side effects that didn’t occur before.
- The treatment was discontinued or not completed.
- The medicine doesn’t seem to work.
If you need to dispose of medicines, do not flush it down the toilet or empty the contents into the drain. Medicines cause environmental damage and contamination as chemical treatments do not completely remove the contents. To properly dispose of medicines, take them to your local pharmacy.
[divider icon=”” style=”simple”]
Overnight Bag
If you’re moving to another city or area, you’ll probably be staying overnight in a hotel or at a relative’s house before you move in to your new home. Before you throw the entire contents of your bathroom into boxes, pull out a travel bag and load it up with necessary toiletries.
Things to include in your overnight bag:
- Toothbrush
- Toothpaste
- Deodorant
- Hairbrush
- Cosmetics
- Shower gel
Having these essential items at hand will be a great help if you are unable to unpack everything on the day of your move.
