How Much Does It Cost to Move a 3-Bedroom House?
Moving a three-bedroom home means accounting for more than beds and sofas. Kitchen cupboards, clothing, loft boxes, bicycles and garage contents all need packing, carrying and space in the vehicle.
MNM Removals prices your move around what you’re taking, the journey, access and the help you need. We assess those details before giving you a quotation.
How does MNM price a three-bedroom house move?
A ready-packed local move requires different work from a household needing full packing, furniture dismantling and delivery across the country.
You can ask MNM Removals to quote for:
- Removals only: You pack; we load, transport and unload your agreed belongings.
- Partial packing: We pack selected rooms or fragile items while you prepare the rest.
- Full packing and removals: We prepare the agreed household contents and move them.
- Furniture dismantling and reassembly: Suitable beds, wardrobes and tables taken apart and rebuilt where booked.
Your quotation confirms the services included. Visit Removal Costs & Quotes for our advertised starting prices, or request a price based on your own move.

How much space does a three-bedroom house move need?
A furnished three-bedroom home may need approximately 1,000–1,500 cubic feet, or 28–42 cubic metres, of loading space.
This is a rough planning guide. A lightly furnished house may need less, while a full family home with garage and garden contents may need more.
MNM assesses your actual belongings before arranging vehicle capacity.
What are cubic feet?
Cubic feet measure the space your belongings occupy, rather than your home’s floor area.
For example, a box measuring two feet long, two feet wide and two feet high occupies eight cubic feet.
Furniture is less straightforward. Sofas have irregular shapes, delicate pieces need protection and some items can be dismantled. Measurements help us assess the load, but they do not replace a loading plan.
What affects your removal cost?
How much you’re taking
Show us the furniture and contents in every room, including cupboards, wardrobes and under-bed storage. Include the loft, garage, shed and garden.
Clearly identify anything being sold, donated or left behind.
How far you’re moving
A move across Leicester involves different travel arrangements from moving from Nottingham to Devon.
Additional collections from another home or storage unit also add travel and handling. Include every address when requesting your quotation.
Access at both homes
Tell us about:
- Stairs, narrow hallways and tight turns.
- Shared entrances and lifts.
- Parking restrictions.
- Long paths between the property and vehicle.
- Narrow driveways, gates and limited turning space.
- Building rules or restricted loading hours.
Access at your new property matters too. Large furniture needs a suitable route into its intended room.
Packing and furniture preparation
Packing cupboards, wrapping glassware and dismantling beds take time before loading can begin.
Tell us what you will prepare yourself and what you want MNM to handle. We can then include the agreed work and materials in your price.
Will everything fit in one Luton van?
A three-bedroom house should not automatically be booked as a one-van move. The contents, vehicle dimensions and permitted carrying weight all need checking.
Depending on the assessment, MNM Removals may arrange multiple vehicles or a suitable larger vehicle, subject to availability and access.
Two Luton vans and a 7.5-tonne removal vehicle are not automatically equivalent. Their loading space, carrying capacity and access requirements differ.
Weight matters as well as space
Books, tools, appliances and solid furniture can make a load heavy before a vehicle looks full.
A vehicle’s weight designation includes the vehicle itself—not just your belongings. Spare space does not necessarily mean more items can safely be added.
Can we make several trips?
Additional trips may be possible for an agreed local move, but they add driving and handling time.
They must also fit your deadline for leaving the old home. Tell us if the property needs to be empty by a particular time.
How many movers will you need?
We assess crew size around the work involved.
A ready-packed home with straightforward access differs from a property with several beds to dismantle, heavy furniture upstairs and a long carrying distance.
Extra movers help with handling; extra vehicle capacity provides loading space. Your moving quotation confirms the arrangements for your move.
What should your removal quotation include?
Before booking, check:
- Contents: Furniture, boxes, appliances and outdoor belongings included.
- Addresses: Collection, delivery and additional stops.
- Crew and vehicles: Arrangements for your assessed move.
- Handling: Loading, transport, unloading and agreed room placement.
- Packing: Items being packed and materials supplied.
- Furniture work: Items being dismantled and reassembled.
- Timings: Packing, collection and delivery arrangements.
- Extra charges: Applicable waiting time, parking and changes to the work.
- Total price: Whether applicable VAT and other charges are included.
- Booking terms: Payment, cancellation and date changes.
- Insurance: Cover, limits, exclusions and claim-reporting requirements.
Compare prices for the same work. A cheaper quotation may leave you arranging packing, assembly or additional transport separately.
Should you pay for packing?
Packing support can help when you are balancing work, children and moving preparations.
You do not need to book every room. You could pack clothing, bedding and books while MNM prepares your agreed crockery, glassware and ornaments.
Ask us to identify the packing cost and materials in your quotation so you can decide how much help you want.

Can MNM dismantle beds and wardrobes?
Suitable furniture can be dismantled and reassembled by arrangement.
Send photographs and identify each item before booking. Tell us about damaged panels, loose joints, missing fittings or previous repairs. Fitted or glued furniture may require a different approach.
If you need beds rebuilt for your first night, confirm which beds and bedrooms are included.
Empty furniture as instructed. Do not assume full wardrobes or loaded drawers can be moved without assessment.
What about appliances and unusual items?
Tell us which appliances you are taking. Arrange any required disconnection, draining or defrosting before collection, following the manufacturer’s instructions.
Gas appliances need appropriate professional disconnection. Reconnection and installation should be confirmed separately.
Flag heavy, delicate or valuable items early. Also identify fuels, gas cylinders and chemicals in garages or sheds so we can explain what can be carried.
Will your move take one day?
Some three-bedroom moves can be completed in one day, but the load, journey and access determine the schedule.
Packing may need a separate day. Larger loads, restricted access and substantial furniture preparation can also affect timings.
Tell us when you must leave your current home and when you expect access to the next property. We’ll discuss collection and delivery arrangements before booking.
What if your keys are delayed?
Contact MNM as soon as you know access may be delayed.
Check your booking terms for any waiting allowance, applicable charges and what happens if unloading cannot proceed. Overnight vehicle storage and next-day delivery should not be assumed.
If there will be a gap between homes, ask about delivery to your chosen storage facility and onward transport later. Storage rental and transport costs need confirming separately.

Can your quotation change?
Your price may need reviewing if the agreed move changes. This could include:
- More furniture or substantially more boxes.
- Garage or loft contents not previously assessed.
- A different destination or additional stop.
- Extra packing or furniture assembly.
- Different access or parking arrangements.
- A change of moving date.
Tell us before collection so we can review the work and explain any changes to price or arrangements.
How can you keep moving costs down?
Sort through your belongings before the assessment. Moving items you no longer want adds unnecessary work.
You can also:
- Pack straightforward contents yourself.
- Choose partial packing rather than full-home packing.
- Prepare suitable furniture yourself where you are confident doing so.
- Arrange loading permissions in advance.
- Provide accurate photographs and access information.
- Ask about availability and pricing for alternative dates.
Be realistic about the preparation you can complete. If agreed packing remains unfinished on moving day, the work and schedule may need reviewing.
What should you send MNM?
For an accurate quotation, provide:
- Collection and delivery postcodes.
- Your preferred moving date or likely timeframe.
- Photos, an inventory or a walkthrough video.
- Loft, garage, shed and garden contents.
- Stairs, lifts, parking and access details at both homes.
- Packing and furniture assembly requirements.
- Additional stops and key-handover arrangements.
You do not need everything boxed before enquiring. We need to see what you are taking, including belongings inside storage areas.
